LEASING FEES & COMMISSIONS

Due to the fact that we are targeting our efforts solely to leasing and sales of commercial properties, we have adopted a minimum fee policy that will allow us to work aggressively on behalf of clients to produce positive results. In today’s uncertain economic times, tenants are reluctant to sign on for longer lease terms, however, the time and effort to complete a lease agreement are the same regardless of whether the term is 1 year or 5 years’ thus the minimum fee requirement. As well, we require clients to pay the advertising costs if they wish to have their property advertised in every edition of the Real Estate Review’s this cost is in the range of $120 – $150 per month, depending on the size of the ad.

Leasing Fees’ generally are based on 5% of the basic rent for the entire term of the lease for a minimum five (5) year lease. If a Landlord wishes to accept a lease for less than 5 years, there may be a minimum fee requested to reflect the time and costs involved in securing the tenant. Assisting with lease renewals is quoted on a per tenant basis, depending on the estimated time involved.

Sales Commissions are quoted on a per property basis, depending on the anticipated sales efforts that would be necessary to produce positive results.
